Towards the end of a lease a landlord will often arrange for a Schedule of Dilapidations to be prepared to ensure the tenant has maintained the premises in accordance with the terms of the lease.
Ideally this needs to be undertaken in sufficient time to allow any outstanding work to be dealt with before the lease ends. If a tenant leaves the premises in an unrepaired state they can be liable to pay a landlord damages equivalent to the repair costs and loss of rent, payment of rates, and landlord's professional fees. On occasion the landlord’s schedule can be excessive in its requirements.
